Project Management Service (PJP) is a form of project in which the project consultant is responsible, in addition to project management and site supervision, also for the leadership of the project as a main contractor. The responsibilities of the construction site manager consists of those listed in General conditions for building contracts (YSE, 1998) as well as of legislative responsibilities of the main contractor.
A Project Management Service Provider is in charge of common construction management tasks such as procurement of contractors, conducting negotiations, writing contracts, serving as the main contractor, leading and organizing the construction work, scheduling the project, managing legislative obligations, cost management and site supervision. In addition, a Project Management Service Provider may also serve as safety coordinator or site condition coordinator.
A Project Management Service model may be considered in projects in which the customer is willing to take economic risks and when there is an intention to act according to the open book principle. Advantages of PM service model are that the project can be initiated with a tight schedule and there is valid potential of lower costs.
